Texas roof claims: replacement cost, actual cash value and deductibles

The claim payment can depend on the covered cause, roof settlement terms, depreciation, deductible and documentation. Do not assume every roof loss is settled at full replacement cost.

Direct answer

The claim payment can depend on the covered cause, roof settlement terms, depreciation, deductible and documentation. Do not assume every roof loss is settled at full replacement cost.

Start with the policy language and the facts of the property, vehicle or household. General summaries help frame questions but do not determine coverage for an individual policy.

Roof settlement terms change the math

Replacement cost coverage can pay based on current repair or replacement costs subject to the policy and deductible. Actual cash value generally deducts depreciation, so an older roof may produce a smaller payment. Some policies also have roof-age terms, cosmetic-damage limits or endorsements that change settlement.

TDI’s example uses a $10,000 roof replacement and a $4,000 deductible: a replacement-cost policy pays $6,000 in that simplified covered-loss scenario. TDI’s ACV examples show different results for 5-, 10- and 20-year-old roofs. Your policy, roof condition, estimate and deductible may differ.

A claim checklist

Photograph the roof and interior damage from safe locations. Take reasonable steps to prevent additional damage and keep receipts. Contact the insurer using the policy or official app, record the claim number and ask about inspection, temporary repairs, estimates, deadlines and deductible handling.

Keep contractor estimates and insurer communications. Do not assume a roof replacement is covered because a storm occurred; the insurer evaluates the cause of loss, policy terms and evidence. If you disagree with an estimate, ask for the line-item basis and provide supporting documentation.

Prepare before renewal

Check roof settlement basis, roof age conditions, wind or hail deductible and any renewal notice that changes coverage. Ask the agent to show the deductible in dollars and explain any roof endorsement before you bind or renew.

Quick answers

Common questions

What is the difference between replacement cost and actual cash value for a roof?

Replacement cost generally uses current repair or replacement cost, subject to the policy and deductible. Actual cash value generally subtracts depreciation, so age and condition can reduce payment.

Does storm damage automatically mean the whole roof will be replaced?

No. Payment depends on the covered cause, damage, policy terms, roof settlement basis, deductible and claim assessment. TDI advises asking how the policy will pay and whether it covers a full replacement.

What should I do after storm roof damage?

Prioritize safety, photograph the damage, take reasonable steps to prevent further damage, and contact the insurer using its official claim channel. Keep receipts and ask about inspection and temporary-repair requirements.
